The City of Marco Island has its own building department, separate from Collier County. Review times run 3–5 weeks for kitchen/bath remodels. The city is strict on flood-zone substantial-improvement rules — anything over 50% of the structure’s pre-remodel assessed value triggers full elevation compliance.
Condo Buildings
If your unit is in a high-rise (Hideaway Beach, South Seas, Marco Towers), the building’s ARB has to approve floor coverings, sound attenuation, and any plumbing modifications. We pull the condo docs and submit for ARB before we sign a remodel contract — saves heartbreak later.
Material Logistics
